Needless to say every property must be cleaned up properly before a shooting can take place. I have a very strict time schedule and every minute spent cleaning on location will be missed time for the shooting & seperately priced as a home staging service.

Please be sure that:

  • all lights & bulbs are working
  • private items which you don´t want to have on the final photographs are removed in advance
  • toiletries & cosmetics are cleaned up especially in bathrooms
  • there are fresh flowers & candles available (if possible)

On any shooting where more than 10 images are ordered, an assistant will be provided to help with preparing each individual room. Having an assistant also helps me move faster, ensuring that I can take more photographs in the day if necessary. The extra charge for the assistant will be 250 € per shooting day.

The weather forecast will be checked in the morning before each shooting and if there are signs of a weather change I will provide you an alternative shooting date.

For studios or small apartments I usually need around one to two hours. Larger properties can take up to a full shooting day depending on the amount of photographs ordered and the complexity of the shooting.

For a full one day photoshoot approximately 20-30 retouched daylight photos (interior or exterior) and up to 2 twilight shots are delivered, given an average amount of daylight. In the shortest days of the year, this may change slightly depending on the size and orientation of the home.

Usually the photos are processed and sent for preview within 10 days.

The photographs are usually retouched and uploaded to a private client proofing server space within 10 days of the shooting. You'll then be able to download the photos via link and give any feedback or let me know of any retouching requests before final delivery. After post processing the photos I will send you a link to a ZIP file containing either the preview or later on the final photos. Please be sure to have a ZIP utility installed on your PC.

For all clients, I provide the high-resolution finished photographs as JPEG files but on demand I will deliver TIFF or RAW files for further processing.


The royalty-free commercial license is based solely on the resolution and file type of the media you need, not the specific use (rights managed). The image use is mostly unrestricted, and you do not have to pay any additional (rights managed) royalties. This means that you can use the image multiple times for multiple purposes and projects. Obviously, pornographic, defamatory, libelous or otherwise unlawful use of any image is prohibited.

Rights Managed:

With a rights managed license, you get the permission to use the media commercially for a very specific purpose. This includes the specification of size, placement, duration of use and geographic distribution. Due to this targeted use, special rates apply. As each use is rather unique, you should contact me to get a quote for your own individual usage request.

Please note that the royalty-free license does not apply to all of my photographs. Usually photographs taken on a client shooting are delivered as a royalty-free licence but in special cases only a rights managed licence will be provided. Please let me know for which purpose you would like to use the photos in advance of any shooting and I will be happy to offer you the right licence agreement.
